Attorney Nathan R. Bauder of Ft. Nelson, British Columbia; ethical leprechaun

 
The province of British Columbia presented Nathan R. Bauder with a law license in 2002.
 
In early 2012, the Law Society of British Columbia found Nathan guilty of misconduct involving the manner in which he acquired a $350,000 mortgage loan to purchase property in Prince George, British Columbia. That misconduct is as follows:
  1. Altered a from that was executed by a vendor by preparing and substituting it with another form that contained false statements as to the amount of the purchase of the property and the initial installment payments
  2. Created and executed a Contract of Purchase and Sale of the Property that contained false statements regard the amount of the purchase price and the deposit
  3. Asked the vendor of the Property to sign the two false documents and to retain the services of another lawyer other than the one who initially represented t he vendor.
  4. Submitted the altered form and the false Contract of Purchase and Sale to a mortgage broker to obtain financing
  5. Falsely certified in the mortgage commitment document that the purchase price of the Property was $450,000 and the down payment $100,000
The bottom line regarding Nathan’s fraudulent conduct was that the true purchase price of the property was $350,000 and the down a mere $10,000. Put simply, Nathan inflated the purchase price by $100,000 and the actual down payment paid by $90,000.
 
Because Attorney Misfits in British Columbia are held to a much lower standard of conduct then everyone else, Nathan hasn’t been criminally charged for bank fraud. Isn’t British Columbia a great country? To be fair, this is the same standard of conduct that takes place in the U.S. of A.
 
Given the sorry track record of the Law Society of British Columbia in disciplining Attorney Misfits, Nathan doesn't have too much to worry about. At worst he might receive a complimentary reprimand.
 
As we speak (ca. May 2012) Nathan continues to practice law with Nathan R. Bauder Law Corp. located at 4916 50th Avenue North in Fort Nelson, British Columbia.
